BEHIND THE APPROVAL

Not every loan fits
neatly into a box.

Sometimes it takes a different lending structure, a specialist policy or a carefully presented exception. These are five examples from the work behind the numbers.

FIVE SCENARIOS / FIVE DIFFERENT CHALLENGES

These are examples of individual historical lending scenarios. Results are not guaranteed, and lender criteria, costs and eligibility vary.

01 / 05INVESTMENT / TRUST

90% LVR, $0 LMI. And the trust stayed.

THE CHALLENGE

At a time when many banks had stopped or significantly restricted the trust lending the client was seeking, an investor wanted to buy a $600,000 property through a discretionary trust and borrow 90% of the value. The intended ownership structure mattered to them.

OUR APPROACH

Rather than asking the client to purchase in their personal name, we explored alternative lender criteria and available specialist policy pathways.

THE OUTCOME

Finance of $540,000 was arranged at 90% LVR, with no lenders mortgage insurance payable. The client retained the intended trust structure.

THE TAKEAWAY

Knowing which lender policies fit the structure may be just as important as the deposit.

02 / 05MEDICAL PROFESSIONAL / TWO PROPERTIES

First his home. Later his investment. No LMI on either.

THE CHALLENGE

A doctor came to FinMatters looking to buy an owner-occupied home with a 5% deposit. At 95% LVR, a standard home loan could carry significant LMI costs. Eligible medical professionals can sometimes access specialist waiver policies.

OUR APPROACH

We identified a specialist medical-professional policy suitable for the first purchase, arranging an owner-occupied loan at 95% LVR without LMI. Later, when the same client returned for an investment purchase, we reviewed lender criteria again, including whether the waiver extended to investment property.

THE OUTCOME

Both the owner-occupied home loan and the subsequent investment loan were arranged at 95% LVR with no LMI payable.

THE TAKEAWAY

The right lender policy can support more than one property purchase, but eligibility must be checked separately each time.

03 / 05COMPLEX SECURITY

Multiple dwellings, one title, one difficult lending policy.

THE CHALLENGE

The property comprised multiple dwellings on a single title and had a value exceeding $2 million. Standard residential security policy did not neatly accommodate the configuration.

OUR APPROACH

We reviewed the security details, investigated the incumbent lender’s relevant assessment criteria and presented the circumstances for a policy exception.

THE OUTCOME

A security-policy exception was obtained from the existing lender, creating a pathway to finance the property’s unusual configuration.

THE TAKEAWAY

An unusual security can require specialist credit analysis, even when the property is valuable.

04 / 05COMPLEX BORROWERS

Three applicants. An owner-builder. And an overseas connection.

THE CHALLENGE

Three applicants, including a non-resident applicant, sought lending involving an owner-builder arrangement. The combination created additional eligibility and construction-policy requirements.

OUR APPROACH

We worked through borrower eligibility, ownership arrangements and construction requirements and presented the scenario to a suitable lender for consideration.

THE OUTCOME

A lending-policy exception was obtained at approximately 60% LVR.

THE TAKEAWAY

A complex borrower configuration calls for careful preparation, not a one-size-fits-all checklist.

05 / 05EXISTING LOAN / REVIEW

Sometimes the smarter move is staying put.

6.29%Previous rate
5.99%Repriced rate
0.30%Point reduction

THE CHALLENGE

An existing owner-occupier client had a loan priced at 6.29% p.a. and wanted to understand whether the pricing was still competitive.

OUR APPROACH

We reviewed the facility and requested better pricing from the existing lender rather than recommending a refinance without first checking whether it was necessary.

THE OUTCOME

The lender reduced the interest rate to 5.99% p.a., a 0.30 percentage point improvement, without changing lenders.

THE TAKEAWAY

Loan reviews are part of long-term advice, not something to save for the next refinance.
